Healthy Homes Standards.

Every rental property in New Zealand must meet minimum standards for heating, insulation, ventilation, moisture, and draught stopping. We assess your property against all five standards at onboarding and track compliance status in your portal. If there's a gap, we identify it early and coordinate the work, before it becomes a problem at inspection time.

Meth contamination.

Meth testing requirements apply when there's reasonable cause to suspect contamination. We monitor the regulatory requirements and coordinate testing when needed. Results and any remediation steps are documented in your portal.

Bond management.

We lodge the bond with Tenancy Services at tenancy start and manage the refund process at tenancy end. If there's a dispute, we follow the Tenancy Services mediation process. Every step is documented.

Tenancy Tribunal.

Disputes happen. When they do, we handle the Tribunal process: filing, documentation, attendance. We also check Tribunal records during tenant screening, so you know before you approve.

Residential Tenancies Act.

The RTA sets the rules for tenancy agreements, notice periods, rent increases, and landlord access. We track changes to the Act and make sure your property stays compliant. You don't need to read the legislation. We do.

See your compliance status.

Your portal shows the compliance status of your property: Healthy Homes, insurance, inspections, tenancy details. No asking and waiting. If something needs attention, it's flagged.
